Precision engineering for low headroom, high lift, and custom track configurations.
Standard garage door installations work for most homes, but unique architecture requires specialized knowledge. At Smart Doors LLC, we take on the projects other professionals often turn down.
Whether you are dealing with low ceilings in a finished basement, need clearance for a car lift in your shop, or require industrial-grade vertical lifts for a warehouse, we design systems that maximize your space and functionality.
We identify exactly what your building needs, rather than forcing a standard system that won't operate correctly.
We use laser-leveling tools for every track and header to ensure perfect alignment and smooth operation for years.
Our owner, Matthew Moody, has been installing doors since age 16, bringing decades of specialized knowledge.
If you have been told a garage door isn’t possible in your space, give us a call—we likely have the engineering solution you need.
Comprehensive range of track configurations designed to overcome structural limitations and enhance usability.
Many older homes or basements in the Pacific Northwest have limited clearance above the garage opening. Standard tracks require significant space for the curve of the door, which simply isn’t available in many renovations.
We specialize in low headroom garage door installation, utilizing double-track systems or rear-mount torsion springs to operate doors in spaces with as little as a few inches of clearance.
For extreme cases, we offer zero headroom track modifications. This advanced configuration allows us to install a fully functional sectional door where traditional hardware would hit obstructions like HVAC pipes, support beams, or low-hanging lighting.
High lift garage door systems in Southwest Washington are essential for pole barns, workshops, or garages utilizing car lifts. In a standard installation, the door pulls back horizontally right at the top of the header, leaving a large gap of wasted space.
By angling the tracks to follow the roof pitch or extending the vertical track further up the wall, we raise the door closer to the ceiling. This “high lift” configuration clears up valuable overhead space.
We use heavy-duty drums and cables specifically calibrated for the increased vertical travel, ensuring the door remains balanced throughout its cycle.
For warehouses, fire stations, and commercial facilities with high ceilings, we install industrial vertical lift doors. These systems pull the door straight up the wall rather than curving back into the room.
This keeps the overhead area completely clear for cranes, extensive lighting rigs, or other industrial equipment.
We also service and install durable dock doors designed for high-traffic environments. Whether you need rolling steel doors or sectional steel doors with a full vertical lift, we ensure the installation meets all safety codes and operational requirements.
Our specialty services extend beyond just the tracks. We provide break-away track sections for safety in impact-prone areas, ensuring that if a forklift or vehicle hits the track, the damage is minimized and easier to repair.
We also offer reverse track configurations for unique aesthetic needs or specific building shapes.
Unlike many door companies that require you to hire a separate contractor for carpentry, we handle the reframing and resizing of the opening ourselves. If your rough opening is not standard, we handle the framing to ensure proper header load support and jamb construction before the door is even hung. This single-source responsibility ensures the structure and the door work together perfectly.
A properly engineered system adds value, safety, and functionality to your property.
High lift conversions create usable volume for car enthusiasts and industrial operations. Install that 4-post car lift or build high storage lofts without interference.
Low headroom solutions allow for garage doors in spaces previously thought impossible. Crucial for converting basements or remodeling older carriage houses.
Proper reframing and load-bearing headers prevent sagging and structural damage over time. We ensure the building can support the door system.
Industrial break-away systems and fire-rated service doors meet strict safety codes. Correctly balanced springs and cables protect your family and employees.
A specialty installation requires specialty materials. Standard hardware often cannot handle the stress of complex lift systems.
For doors that travel further vertically or operate frequently, standard springs wear out quickly. We calculate and install high-cycle torsion springs designed to last tens of thousands of cycles.
We also use solid steel shafts, keyed hubs, and industrial-grade bearings to ensure smooth operation, even for heavy custom wood or glass doors.
Beyond mechanical customization, we offer aesthetic customization. We can arrange for your door to be professionally custom painted outside of standard manufacturer colors.
This includes detailed painting of end-reveals and tongue-and-groove sections. When the door opens, you won’t see stripes of the original color between the panels; you will see a seamless, high-end finish that matches your home’s exterior design perfectly.
We utilize heavy-duty hardware to support the unique stresses of specialty lift systems. We partner with top manufacturers like Wayne Dalton, Amarr, Hormann (formerly NWD), and LiftMaster to source components that are rated for your specific wind load and cycle requirements.
We don’t guess, and we don’t rush. Our process is built on precision to ensure your custom door functions flawlessly from day one.
We visit your location in person to measure headroom, side room, and backroom depth down to the fraction of an inch. We also assess the roof pitch and identify any obstructions like pipes, lights, or beams. This data allows us to determine the exact track radius and lift type required.
We provide a clear quote with Silver, Gold, and Platinum options. This allows you to choose the level of hardware, warranty, and automation that fits your budget.
Basic functional solution with quality components.
Enhanced features with extended warranty coverage.
Fully automated, Wi-Fi-enabled with ultra-quiet rollers.
If resizing is needed, we handle the reframing and header work to prepare the opening for the new system. We ensure the jambs are plumb and the header is rated for the load of the new door.
Our certified technicians install tracks and springs using laser levels. In specialty applications, even being off by a fraction of an inch can cause binding or cable issues. We ensure the tracks are perfectly parallel and level.
We integrate smart operators (jackshaft openers are often preferred for high lifts) and accessories. We conclude with a thorough 30-point inspection to verify safety, balance, and tension.
Smart Doors LLC is committed to doing the job right the first time with precision-driven expertise.

A standard lift door opens and immediately turns horizontally at the top of the opening, usually 12-15 inches from the ceiling. A high lift system extends vertically up the wall for several feet before turning, allowing the door to hug the ceiling. This is ideal for clearing obstructions, accommodating tall vehicles, or installing automotive lifts.
Yes. We specialize in low headroom garage door installation. By using dual-track systems and specialized hardware, we can install fully functional sectional doors in spaces with very limited overhead clearance. We often use rear-mount torsion springs to save even more space above the header.
Lead times vary based on the manufacturer and the complexity of the customization. While standard doors may be available quickly, custom-sized or custom-painted doors typically have a longer lead time, sometimes ranging from 3 to 8 weeks. We will provide a specific timeline during your consultation so you can plan accordingly.
Yes, we offer garage door extended warranties. Specifically, we provide a 6-year warranty on springs for all new installs, along with manufacturer warranties on panels and operators. We stand behind the quality of our installation and the durability of the parts we choose.
Absolutely. We install and repair full vertical lift doors and industrial dock doors for commercial clients throughout Southwest Washington. We understand that a broken door at a warehouse can stop production, so we prioritize getting your industrial system running smoothly and safely.
In many cases, yes. If you are adding a car lift to your garage and want to keep your existing door panels, we can perform a “high lift conversion.” This involves replacing the tracks, springs, drums, and cables with new hardware designed to lift the door higher before it breaks horizontally.
Standard trolley openers (the kind with the rail in the center of the ceiling) often interfere with high lift doors. We recommend wall-mounted jackshaft operators, such as the LiftMaster 8500 series. These mount on the side of the door, saving overhead space and keeping the ceiling clean and clear.
